Flourmill Studios – 3 Gladstone Street, Newtown NSW 2042

Set in the midst of one of Sydney’s most vibrant and creative communities, Flourmill Studios has become one of the city’s most exciting working environments.

Architects Allen Jack+Cottier have collaborated with a skilled project team to create a series of 47 individual studios bursting with character and filled with remnants of the wheels, pulleys and drive-shafts that kept the mill running 24 hours a day.

Studios and common spaces alike will share the warmth of original timbers, the softness of historic painted brickwork and the quirkiness of soda hoppers, old steel fire doors, original loading bays, mezzanines, massive steel beams and double-height spaces.

Steered by the mill’s heritage and a concern for the environment, the recycling of Francis Crago’s 19th century landmark into Flourmill Studios will combine the materials of the past with the latest in services and construction methods, providing a lively setting for the creative businesses of the future.

The Magazzino building will be a new canvas for Sydney’s creative community. The distinctive saw tooth roof and striking exterior conversion sets the architectural language that will make Magazzino a landmark building in this exciting, evolving area.

Comprising approximately 7,000 square metres of showroom/retail and creative office space facing two street frontages, Magazzino will be a building that demands attention.

The main foyer off Allan Street will lead you through a tree-lined atrium with a café, meeting spaces and an outdoor courtyard that flow through the building with lift access to the offices and car park levels above.

Magazzino will offer creative warehouse-style space with the flexibility to be configured to your specifications. It will have ample car parking for both tenants and visitors, plus a bike storage area with shower, locker and change facilities. The nature of the building will provide an opportunity for many environmental initiatives, such as collecting and recycling rainwater and using the sawtooth roof structure for natural ventilation and light during the day. It is innovations like these that will help Magazzino achieve a NABERS rating of 5 stars for energy and water.
